Settling an estate with a house in it?

The free handbook — thirteen chapters plus tear-out checklists — written for Florida personal representatives and executors — what to do in the first 30 days, what the house costs the estate while you decide, Florida's homestead surprise, and every realistic option for the property, compared fairly.

From Pace Property Group, a Pensacola-based real estate buyer. Yes, we buy houses; no, this isn't a pitch — one chapter of the handbook explains exactly how we make money, so you can judge everything we say with clear eyes.

For: anyone appointed — or expecting to be appointed — to settle a Florida estate that includes a house, condo, or land.

Not for: anyone looking for legal advice. This is general education; Florida probate almost always requires an attorney, and the handbook explains why.

Ryan Smith, founder of Pace Property Group

Ryan Smith is a Marine Corps veteran who has spent ten years in Pensacola-area real estate, working with hundreds of homeowners — many of them settling an estate. Pace Property Group is his company, founded in 2026. Chapter 12 of the handbook explains exactly how the business makes money and why its offers run below market price. He put that chapter in on purpose.

Common questions

Will you call me?
No. The only thing that happens after you sign up is that the handbook arrives by email, followed by the short email series described above. We don't call unless you ask us to.
Is this a sales pitch?
The handbook explains every realistic option for an estate property — keeping it, renting it, listing it with an agent, selling it as-is, and more. One chapter explains how our company makes money, and the handbook itself tells you that listing with an agent usually nets the most money. Judge us on that.
Do I have to sell anything?
No. Most readers never do business with us, and the handbook is written for exactly that reader.

The handbook is free, and it stays useful whether or not you ever talk to us.
